what does a rent roll broker do?

Similar to how a real estate agent knows the ins and outs of buying and selling a house, a rent roll broker is going through all the moving parts of a rent roll transaction day in and day out.

…And there are a lot of moving parts in these transactions, even more so than selling a house – considering the restraints and restrictions, what’s happening with contracts, when to tell staff, when the transaction goes unconditional, what’s happening with due diligence, what’s happening as far as value is concerned… It goes on.

Not to mention all the parties involved. Not only do you have the buyer and the seller, but you also have each of their solicitors. Navigating the conversations between these parties can be quite complex, which is why brokers have experience acting as an intermediary, ensuring a smoother negotiating period.

A good broker will not only help close the deal, but will significantly reduce the stress of the whole process. After all, these transactions are what they do day in, day out!

what is my rent roll worth?

There’s a lot that goes into determining the value of a rent roll, but there is a calculation you can run to get a rough estimation.

To start, determine your Average Annual Management Income [AAMI]:
AAMI = Weekly rent / 7 x 365 = annual rent x management fee [excluding GST]

Then multiply your AAMI by the number of properties, which gives you your yearly income. You can then apply the multiple appropriate for your rent roll to that yearly income to determine the rent roll value.

what is the multiple for my rent roll?

One of the major factors in a rent roll’s value is the multiple. It’s the number we multiply the yearly income by to give us that final figure.

There is an abundance of variables that contribute to a multiple and to get an accurate value for your multiple, you should get in touch with an agency broker [hey – that’s us]. But here are a few factors that have the largest impact:

The higher the AAMI, the higher the multiple. This is a big one, not only does a high AAMI increase your yearly income, but it also impacts the multiple.

Property geography – how spread out are the properties? As with everything in real estate, location matters, and this holds true for rent rolls. But not only do you need to consider the location, but how spread the properties are. A well-condensed rent roll is easier to manage than one that is extremely spread out, leading to an increased multiple.

The landlords – how many landlords hold multiple properties in the rent roll? Having many landlords with several properties [think 4 or more] can pose a larger risk, bringing down the multiple.

Risk – What’s happening with the actual sellers of the business? Are they retiring and getting out of the business, or are they sticking around and could potentially pinch properties going forward?

Property managers – In the current market, there is a shortage of property managers. If the buyer is looking to acquire a 200-property rent roll, likely, they would like property managers to come with the transaction.

Geography – Where are the properties that the seller is selling located, and where are they compared to the buyer’s current properties? Will these new properties fit within their current catchment? Ideally, they don’t want to travel too far.

First things first, talk to your accountant. It is important to make sure you’ve got all your numbers right – find out about the capital gains on a sale, when are you looking to retire, and how long you’ve had the business.
